Finding A Listing Agent Who Protects Your Equity

On average, throughout 2024 and 2025, my clients accepted offers on their homes for 100% of the asking price. That’s compared to an average sale price of 98.15% of the asking price across 2024 and 2025 for all existing home sales in Longmont. This is a big deal, especially now that higher interest rates and other economic pressures have made buyers more cautious about buying than they’ve been for a decade.

My clients’ homes sold for 7% more per square foot than comparable homes in the area. This is a meaningful difference in the bottom line that you see on closing day after all the dust settles. It’s what I mean when I say that I help you maximize your profit.

How did I arrive at this result? I systematically researched sales data for homes similar to each of my clients that sold around the same time. I applied the same search criteria in each case. 

Here are the criteria that I used:

  • Closing date within 2 weeks of my client’s closing date
  • Finished square footage +/- 15% of my client’s home
  • An equal number of full and three-quarter bathrooms to my client’s home
  • Bedrooms +/- 1  of my client’s home
  • Lot size within 70% of my client’s home
  • Only existing homes built within 3 decades of my client’s home

What About Seller Concessions?

My clients and I negotiated concessions that averaged 20% less than the average concessions for similar homes. My clients’ median concession amount was $3,000, compared to $3,728 for similar homes.

After you are under contract, negotiations with buyers often continue as a normal course of the contract. These concessions usually relate to the condition of the home. 

That does not mean, however, that a home with deferred maintenance will necessarily require a seller to make more concessions. I advise my clients to embrace full transparency. This is not only the right thing to do, it also strengthens their position during negotiations and helps to minimize the concessions that they eventually offer. 

Saving Your Time and Your Sanity When Selling a Home in Longmont

When you list your house for sale, time on the market is critical to getting you the most money. We work in partnership to prepare the home for the market. It’s a process that has helped my clients receive offers in an average of 7 days. That’s 58% faster than similar homes. 

The time that your home spends on the market may seem like a secondary consideration, but the toll of keeping a home in market-ready condition and the opportunity cost of having a major asset in limbo are reasons why I view time-on-market as a key performance metric.
